The leak was a loose bulkhead. The damage is substantial as I noticed the leak a while ago, thought it was the sump, then overspray from the returns. All we saw was salt creep, no water, until today. The subfloor will have to come out.

So at this point I'm undecided if I will rebuild. If I do it would be a smaller set up. Once tank is drained and everything cleaned I will decide to hold for a year or just sell off.
